Living in Pasir Ris

Pasir Ris suits buyers who want an established east-side town with an MRT station, local healthcare, parks and park connectors.

Pasir Ris is an established eastern HDB town with a broad town centre, greenery and housing estates spread across a large area. It feels more open than many central towns. The trade-off is distance. The exact block can be a long walk from the station or park.

Getting around

PropertyMarket’s records list Pasir Ris MRT station and 169 bus stops in the town. Walk from a potential flat to the station and the bus stops you would use most often. Construction may affect roads and walking routes before the new connections open.

Food and markets

The records list one hawker centre, Pasir Ris Central Hawker Centre, along with 11 coffee shops, seven food courts and 14 supermarkets. The recorded supermarket brands include Cold Storage, FairPrice, FairPrice Finest, Giant, Sheng Siong and U Stars. Check the route from a potential flat, including sheltered sections and crossings.

Health care

Pasir Ris Polyclinic is recorded inside the town, along with 11 clinics and other healthcare places. No hospital is recorded inside Pasir Ris. The nearest hospital records name St. Andrew’s Community Hospital and Changi General Hospital, both outside the town. This gives residents local primary care, with hospital appointments farther away.

Parks and places to walk

The records list Pasir Ris Park and Pasir Ris Town Park among the town’s parks, while skipping entries that are plainly playgrounds. They also list 10 park connectors, including Pasir Ris PC and Tampines Park Connector. The parks and paths are a benefit, but they may be too far for some blocks without a bus or cycle trip.

The flats

Pasir Ris has established HDB estates across a large area. For a resale flat, check the remaining lease, lift access, corridor condition and distance to the MRT, food options and parks. Visit in the evening to hear traffic and nearby activity before making a decision.

What is changing

The Cross Island Line is the main confirmed change. LTA expects Phase 1 to be completed in 2030 and the Punggol Extension in 2032. The new links should give more rail choices, but buyers should expect construction activity and changed pedestrian routes around future worksites.

Who it suits

Pasir Ris suits buyers who want an established eastern town, a local polyclinic, an MRT station, parks and park connectors. It is less suitable for someone who wants a compact town where every flat is close to the station, or someone who dislikes construction and road noise.
