Living in Novena

Novena suits buyers who want central transport, hospitals and many everyday food options, and who can accept traffic and a built-up setting.

Novena is a central, built-up area rather than a large, self-contained HDB town. Homes sit among hospitals, schools, shops and busy roads. It can work well for older buyers who want services nearby, but the exact block matters for noise, crossings and walking distance.

Getting around

Novena MRT station is the town's MRT station. It is on the North-South Line. The area also has 75 bus stops. Check the route from the flat to the station or bus stop, including slopes, crossings and shelter. A flat beside a main road may be noisier.

Food and markets

Novena has three hawker centres: Adam Road Food Centre, Whampoa Drive Blk 90 (Whampoa Drive Makan Place/Whampoa Food Centre), and Whampoa Drive Blk 91/92 (Whampoa Drive Makan Place/Whampoa Market). There are also eight coffee shops and seven food courts. The 11 supermarkets include CS Fresh, Cold Storage, FairPrice, FairPrice Finest, HAO Mart and Prime Supermarket. Check which options are easiest to reach without crossing a major road.

Health care

Three hospitals are inside Novena: Mount Elizabeth Novena Hospital, Ren Ci Community Hospital and Tan Tock Seng Hospital. There are also 22 clinics and other healthcare places. Novena has no polyclinic of its own. For subsidised primary care, Toa Payoh Polyclinic is outside the town. Kallang Polyclinic and Kallang Polyclinic And Long Term Care are also outside-town options.

Parks and places to walk

Parks and nature spaces include Kheam Hock Park, Malcolm Park, Novena Park, Whampoa Park and Zhongshan Park. The area also has Kheam Hock Nature Way and three park connectors: Adam PC, Whampoa PC (Opposite Bank) and Whampoa Park Connector. Check the route from the block, since a nearby park may still require road crossings.

The flats

Novena has fewer continuous HDB estates than a large suburban town. For a resale flat, inspect the exact block for remaining lease, lift access, corridor condition, upgrading history, traffic noise and the walk to food and groceries. HDB's upgrading and redevelopment information can help you check what has been announced for the block. A central address does not guarantee a quiet home or a short, sheltered walk.

What is changing

Future construction or road work can change traffic, noise and walking routes. Before buying, check the latest HDB and LTA notices for the exact block and nearby roads. Do not treat a sales listing or an informal promise about upgrading as confirmation of a project.

Who it suits

Novena suits buyers who value a central location, one MRT station, nearby hospitals, several food options and access to parks. It may suit someone right-sizing nearer to family if the block has a manageable route to daily services. It is less suitable for someone who wants a quiet suburban setting, broad open space beside the home or a large, continuous HDB town.
