Living in Bishan

An established HDB town with four MRT stations, daily shops and a large park, but hospital and polyclinic visits mean travelling outside the town.

Bishan is an established HDB town with a town centre and a large green area at Bishan-Ang Mo Kio Park. It suits buyers who want central rail access and an estate with older blocks alongside newer changes.

Getting around

Bishan has four open MRT stations: Bishan, Bright Hill, Marymount and Upper Thomson. The town also has 99 bus stops. LTA describes Bishan as part of the Circle Line's route through built-up residential areas. Check the walk from the exact block, because station access can vary between precincts.

Food and markets

Shunfu Road Blk 320 (Shunfu Mart) is the town's hawker centre. There are 22 coffee shops, 2 food courts and 8 supermarkets. The supermarket brands in Bishan are Ang Mo Supermarket, FairPrice, FairPrice Finest and Sheng Siong. If a wet market is part of your weekly routine, check the route outside the town before choosing a block.

Health care

Bishan has 16 clinics and other healthcare places. Hospital and polyclinic care means travelling outside the town. The nearest listed hospital is Mount Alvernia Hospital, 1.5 km from the town centre point, and the nearest listed polyclinic is Toa Payoh Polyclinic, 3.1 km away. Both are outside Bishan. HealthHub lists Toa Payoh Polyclinic among NHG Health's public polyclinics, while Mount Alvernia describes itself as a general acute hospital.

Parks and places to walk

Walking routes include Bishan-Ang Mo Kio Park (Pond Gardens), Windsor Nature Park, Kallang Park Connector and Upper Thomson PC. Smaller neighbourhood parks and playgrounds are spread across the estate. Visit the route from the block at the time you would normally walk, and check crossings, shade and benches.

The flats

HDB classifies Bishan as a middle-aged town developed in the 1980s. That means resale buyers should compare the age and condition of individual blocks rather than treating the whole town as one estate. Check the lift stops, sheltered route, corridor condition and car-park position. Ask for the block's record of completed upgrading works and check how much lease remains before making an offer.

What is changing

URA's Bishan 2.0 plan will develop the town centre into a job node with community facilities, better links to transport nodes, pedestrianised streets, community plazas and more greenery. URA does not give a completion year on the project page. Expect some future construction and confirm the latest plan for the block you are considering.

Who it suits

Bishan suits buyers who want several rail options, a large park, local food shops and supermarkets, and an established HDB setting. It is less suitable for someone who needs a hospital or polyclinic within the town, relies on a wet market at the doorstep, or wants an estate with little planned change. The final choice should be based on the exact block's walking route, lift arrangement, noise and remaining lease.
