Living in Ang Mo Kio

A mature HDB town with four MRT stations, everyday food shopping and town gardens. It suits buyers who want established services and can accept older flats.

Ang Mo Kio is a mature HDB town developed in the 1970s. It has older estates alongside later housing, with a town centre and neighbourhood centres for daily errands.

Getting around

The town has four MRT stations: Ang Mo Kio, Lentor, Mayflower and Yio Chu Kang. It also has 166 bus stops. Teck Ghee is a planned station, so do not count it as current access. Walk the route from the actual block, including crossings, slopes and sheltered sections.

Food and markets

Ang Mo Kio has 10 hawker centres, 49 coffee shops, two food courts and 14 supermarkets. These include Ang Mo Kio Ave 1 Blk 341 (Teck Ghee Court), Ang Mo Kio Ave 10 Blk 453A (Chong Boon Market and Food Centre), Ang Mo Kio Ave 10 Blk 527 (Cheng San Market and Cooked Food Centre), Ang Mo Kio Ave 4 Blk 160/162 (Mayflower Market) and Ang Mo Kio Ave 4 Blk 628 (Ang Mo Kio 628 Market).

Several centres have "Market" in their name, but the stall mix and opening hours still need a visit. The counts cover the town as a whole, so check how far each option is from the block you are considering.

Health care

Ang Mo Kio - Thye Hua Kwan Hospital is inside the town. There are also 19 clinics and other healthcare places. NHG lists Ang Mo Kio Polyclinic at 21 Ang Mo Kio Central 2. Check the journey from the block and whether the route works for regular appointments.

Parks and places to walk

Ang Mo Kio Town Garden East and Ang Mo Kio Town Garden West are the main named town gardens. Other listed parks include Community Park, Mini Street 61 Park and N4 Teck Ghee Park. Four park connectors include Ang Mo Kio Park Connector and Ang Mo Kio Ave 5 Park Connector.

Visit at different times of day. A route that feels pleasant on a weekday afternoon may be busier near the town centre or roads at other times.

The flats

HDB says Ang Mo Kio was developed in the 1970s. Many resale flats are therefore older, although later housing has also been added. Check the remaining lease, lift access, corridor condition and the block's upgrading history. A town-wide description cannot answer those questions for a particular block.

What is changing

HDB is rolling out the Ang Mo Kio town-centre upgrade in two phases. The first phase began in the second quarter of 2024 and includes a sheltered canopy, shaded seating and better access by ramps.

The North-South Corridor is under construction and will serve Ang Mo Kio. LTA says its viaduct is expected to open in phases from 2029 and its tunnel section from 2031. Construction may affect roads and walking routes before the new capacity arrives.

Who it suits

Ang Mo Kio suits an older buyer who wants established food, transport, healthcare and green spaces. It may also work for someone moving nearer to family who values daily services over a brand-new estate.

It is less suitable for a buyer who wants a quiet, low-density setting or a newer block with the latest facilities. If noise, crowding or long walks are concerns, inspect the exact block at morning, evening and weekend times.
